Despite an 8.1% drop in its average land price in 2019, Armagh remains the most expensive county in which to buy land in NI and is the third-highest-priced county across the island of Ireland. The average price paid for agricultural land in Armagh last year stood at £12,705/ac, down from £13,829/ac in 2018.
The survey results were influenced by a greater proportion of lesser-quality land exchanging hands last year, which ultimately pulled the average land price down. Our survey results show that some extremely high prices are still being paid for land in Armagh, often called the land market hotspot of NI.
Over 30% of the sales recorded in the Orchard County made £16,000/ac or more. The highest price per acre was for a lot under 5ac, which made £31,000/ac.
Across NI, Armagh continues to have the smallest average lot size (18ac) and the lowest volume of land publicly advertised for sale (761ac).
However, reports indicate private land sales are more common in Armagh than in other counties. Local auctioneers know the main land buyers in certain areas and can finalise sales at acceptable prices for sellers without public advertising.
